It's very simple really, Hire a highly reputable General contractor when you need a project done so that the money you intended to pay for the project is the only money you need to get it done right the first time.
do you have plenty of references? Can we see some of the work you have done recently? Are you with the Better Business Bureau? Are you fully licensed and Insured? You have no problem pulling a permit and running the entire project from beginning to end do you? How long have your subcontractors been working with you? Do they also have insurance and references?
I just framed a 3,600 square foot Gambrel. It came out perfect. All framing and trim work. Very difficult frame the way it was designed, especially with the stacked trim on the gambrels and gable ends.

How much? How long is it going to take? Do we have to pay for the permit fee? do you have insurance? Do we have to move out during the project? Each job has its own cost, Every job is different on any kind of timeline with many many variables, We are fully insured, and sometimes based on the size and scope of the job the local building inspector might mandate you leave during some phases of the job.
We warranty and fully guarantee all of the work we do for at least 5 years, but in most cases its longer than that.
in my experience every job is always different. Each job is typically done in a different town or location , each job has a different personality behind the payroll. building for the most part is the easy part.

I would like them to realize how hard a great G.C. works behind the scenes to get the job done with little or no issues. Also how hard a great G.C. works to motivate his subs to get things done above and beyond what is expected every single job and time regardless of the task, and most importantly what is drawn up and expected budget wise in the contract.
what are the parameters of the job. do you need an architect or a company that can provide a design service. have you gone down to the local inspectional services department to see what your limitations are on what you expect to have built. That is always the best place to start.
