Notes for Contracting work on Dale City, VA - 3-story in front (2-story above grade in back) townhouse with garage and utility/laundry on ground floor.
(approx. 19ft wide, with brick facade) Not an end-unit. Rear yard less than 20 ft deep.
This is a rental property and currently vacant, but we (owners) live 15 minutes away and could meet for an estimate usually on short notice.
Work to be done:
Under Security Deposit (to be invoiced separately):
Clean backyard/patio area of vegetation and remove debris
Inspect roof for damage due to vine allowed to grow onto roof
Clean and reattach gutters front and back assuming no resulting damage
General interior cleaning (carpet okay)
Potential other work (separate invoice):
Replace external moulding around front door, and door sill to ensure seal and improve appearance
(POSSIBLE) Replace screen door on front - at least remove old one
Replace (if needed) screens on roof overhang
Repaint external trim, including facia boards.
Repaint and correctly orient shutters - estimate replacements if needed.
Suggest work to improve entryway foyer (drywall and lighter paint?), maybe different tile
Estimate on kitchen cabinet re-facing and countertop/sing replacements
Possible remodel of half bath in Master Bdrm
Replace closet doors in Master Bdrm
Repaint interior (with drop cloth usage to protect carpet) - latex flat on walls, except bathrooms (semi-gloss), kitchen (semi-gloss) and mouldings (semi-gloss) Eggshell white or equivalent
Repair back fence and gate as needed.
Repaint garage and laundry room area (note rear wall in laundry room will need to be cleaned to remove stains.
First four items to be reimbursed by former tenant under their security deposit, need to be estimated and completed no later than July 20th.
Remaining items can and should be estimated (bid) at the same time, and completed ideally in same timeframe, but could be stretched out a bit if a schedule was agreed upon.
