My name is Michael Brown, the Co-Founder of "The Bottom Line" Inspections. I wanted to thank you for your consideration. What is received is a cohesive comprehensive report with explanations of what your viewing and what needs to be done to properly affect repair. We've effectively taken the standard inspection and raised it to the next level...leaving our competitors in our wake.

We can also help with all rehabs being accurately and affordably performed to your satisfaction. We offer a great partnership when your involved in the distressed real estate market. Our Inspections don't use specific products. We do regularly promote "green" enviromentally sound suggestions. Frequently, suggesting getting solar panels to get off the grid, "Hero", "Pace","Ygrene" and California First financed projects to promoted rebates, tax incentives...writeoffs...to benefit a customer going "green"

  • What is important to know about your profession?
That there are diligent consciencious inspector out here. We really take a personal view of protecting the folks we do our inspections for.
  • Do you offer any service after finishing the work?

  • What are you most proud of?
Well the most significant inspection we performed caught a bank appraiser purposely misinforming the value of the property. He claimed the property had 2000 in damages when our inspection proved through a graphic inspection the rehab costs were about 45000!
  • How did you get started?
Brainstormed the concept based on experiences from my partners daughters' company. Her company was on a roster of businesses on companies referred to as "service providers" in the real estate business. Her specific focus was on property preservation. She had experienced problems associated with liability on properties once "Inspected" These sorts of inspections in property preservation terms, are so limited, it nearly seemed useless. We developed the concept of an all digitally captured inspection where the entire inspection is completely documented...on opinions...just the facts!!
  • What types of jobs are the most common?
Generally, foundation work due to water damage. Paint, flooring, tile and occasional roofing issues
  • How can we save money hiring you?
Again, to consider all the offers that city, county, state or federal agencies have by going "green" Conservation is important to California with water shortages among other issues.
  • How many projects do you average in a year?
We provide 5 to 10 inspections a week. We primarily provide inspections for major real estate investment firms who are negotiating cash deals on short sales and foreclosures.
  • What kind of questions do customers ask you?
Generally, the questions we get are all specific to the inspection we just performed. Customers often want to know the extent of damage...what exactly has to be done to fix it. We get asked to do a "guesstimate" to use as a negotiating tool when making offers on properties as they should. Questions are always related to what we've found, what they need to do and when they made their decision...generally call us to set up the rehab!
  • What we may not know about you?
Dave, my partner and Co-Founder of The Bottom Line has more than 50yrs experience in general construction, mobile homes, pools and spas. The vast majority of this experience is repairing other contractors/handiman mistakes whether its negligence, indifference, or ignorance!
  • What do you recommend to know before hiring you?
We network with a body of professionals that we know their abilities. We regularly are asked to provide the contactors to do the rehab work from the inspections we perform.
